So, you’ve signed your project proposal… now what?
Trust us, we know you’re excited to start the build process, we are too! However, there is a lot of work that needs to be done before we can start building your dream home. To ensure complete transparency and keep you in the loop, we’ve prepared this blog post to inform you of 5 stages of our pre-construction process. - After signed approval of your proposal, a Preliminary Agreement is to be signed and a $1000.00 deposit is to be paid.
- You will be provided with a selections folder which you can use to choose colours, tapware, flooring, façade etc. for your home.
- If plans have not yet been developed, we will start the design process on your construction set and engineering plans. Upon completion, we will send you the plans for review and request you sign them to indicate they are satisfactory.
- The length of this stage depends on how many revisions you request to your plans.
- We will send you an Owner’s Consent form and Construction Certificate Application form to be signed.

- The Owners Consent is a document required by council to confirm we have permission to communicate with council on your behalf
- The Construction Certificate Application form provides the certifier with essential information and permission to complete their mandatory inspections on your property.

- After you have signed your plans, we will ask you to sign a DA Agreement and pay a further fee of $5600.00 which covers the costs of council submissions and our planning costs to date.

- The DA Agreement gives us permission to submit applications to Hunter Water, Mines Subsidence Advisory, and your local council

- All necessary applications will be made to Hunter Water and Mines Subsidence Advisory.
- Approved plans, reports, and a Development Application will then be submitted to your local council.
- Once plans are submitted to council, no further changes can be made to your plans.
- If applicable to your project, we will lodge a driveway application with council.
- The length of this stage is largely out of our control. Your local council may take upwards of 4-6 weeks (or even longer!) to approve your development, and they may also request alterations/changes to be made to your plans.
- Our selections team will contact you to book in for a selections meeting to confirm your choices.
- This meeting is conducted in our Edgeworth office and showroom.
- You will receive a copy of your selections to be signed.
- Please note that after selections have been signed, any further changes may incur an administration fee of $250 per change.
- The length of this stage may also vary depending on how long it takes for you to finalise your choices! Any selections outside of our range of products need to be sourced and quoted before being presented to you to approve.
- We can now start to draft your contract!
- This usually takes us approximately 2 days to complete.
- Once completed, we will contact you to book in a contract signing with our director Tony. This will be held in the boardroom at our Edgeworth office.
- Alternatively, we can send the contract to you via DocuSign to be securely signed.
- Once signed, a contract deposit of up to 10% of your contract price is payable.
- We will apply for Home Warranty Insurance. This usually takes approximately 1 week to be approved.
- A Construction Certificate will also be applied for. This usually takes up to 1 week to be approved.
- Once approved, a Letter of Commencement must be received from your lending institution before any construction can begin.
